Property Description

An absolutely beautiful 4 bedroom home in the heart of Bathford village. Extended both outwards and upwards in the past, this home now offers 4 bedrooms and a lovely modern feel throughout. Stepping through the front door a bright hallway opens up with a large storage cupboard and space under the stairs to leave coats and shoes. The cupboard was once a downstairs cloakroom and we understand the plumbing could be re-instated if desired. The large living and dining room spans the full length of the property and is flooded with natural light from the large window to the front and doors onto the rear garden. A feature fireplace with an inset gas fire gives a lovely focal point along with a lighted archway which adds character. At 22ft overall, there is more than enough room for a large dining table and generous sofa seating. The kitchen has previously been extended and opens up onto the garden. Fitted in a range of modern units with a range cooker and integrated appliances including a separate fridge and freezer, washing machine, and dishwasher this is now a really nice sized usable space.

Upstairs and on the first floor are two excellent double bedrooms and a 3rd single which would also make a fantastic study with open views towards Solsbury HIll. I'm not sure you'd get much work done but it is a great place to place a desk. Both double bedrooms are spacious enough for a range of wardrobes and both have stunning open views. The family bathroom is much larger than average having been converted from a bedroom and now offers a modern suite with a separate bath and shower cubicle, metro tiling, and a range of vanity units. Upstairs to the top floor, another fabulous loft bedroom opens up with space for storage and eaves cupboards as well as 2 Velux windows throwing in loads of light and offering great views towards Browns Folly.

Outside the garden is a good size and notably, very private and not overlooked. A large patio area has been created for seating and entertaining with just a couple of steps up onto a lawn area. A 2nd patio area has been created to take advantage of the evening sun and a large shed is in situ to give lots of outdoor storage. A rear gate gives easy access from a practical point of view but also a shortcut towards the countryside walks that are just a stone's throw away. To the front is another good garden space with a lawn and central footpath and also panoramic views towards Bath and Solsbury Hill.

The location within Bathford village is very quiet, with the sounds of the chickens at the farm nearby, dog walks galore literally a stone's throw away, and a short walk to the Primary School. Other amenities include a shop, post office, pub, Church, social club, rugby and cricket club next to the large play area. The village is well served by a regular bus service (every 20 mins or so) to Bath centre where the mainline rail station offers direct routes to London and Bristol. The M4 is within easy driving distance at J18 or J17 at Chippenham if driving towards London.

Walking in the area is superb, with extensive countryside and woodland walks right on your doorstep. The Pepperpot (Browns Folly) is at the top of an energetic walk to the top of the hill, where expansive views across the valley towards Bath are your reward. You can also say hello to the goats who roam the area at the top to keep the undergrowth in check.

Having grown up in the village, I will wholeheartedly recommend the area to anyone as a friendly and superb place to live and will happily discuss all the best secrets that make this village so sought after!
